Hudson Grove Property Management is currently seeking a Full-Time experienced, qualified, and dedicated Maintenance Supervisor for two properties, having 91 units combined. The properties are located in the Golden, CO. There's no "typical day" when you have a career in the apartment industry. You will oversee and train one part-time maintenance employee and vendors to work as a team to ensure that, together, you provide a quality living experience for our residents.

• Total Compensation range depending on experience: $27 to $30 hourly, which includes quarterly bonuses.
• $1,000.00 Hiring Bonus: $200 paid on the 1st paycheck, $300.00 after 6 months, and $500.00 after 1 year of employment

Essential Functions:

• Complete work orders on a daily basis and close them out in our software system
• Prepare vacant apartments for new residents which may include painting and general repairs
• Maintain the exterior of the property to provide clean and acceptable curb appeal at all times
• Responsible for training, scheduling and supervision of one part-time maintenance employee
• Inventory control 
• AC and Boiler troubleshooting and repair 
• Must be willing to be on an on-call rotation
• Appliance repairs
• Snow removal
• Maintain required recordkeeping logs
• Minor electrical and plumbing
• Assist with the capital improvement projects at the property
• Manage any other responsibilities as delegated by the Property Manager

Qualifications:

• Strong organizational skills in self-management and with vendors 
• 1 1/2 years+ Verified months experience in multi-family or facility Maintenance position
• Yardi experience is a plus as well as knowledge with using Google Apps (Gmail & Calendar)

You’ll work full-time, Monday through Friday. Your start and end times will be determined based on your needs and the needs of the community you support. You will take turns responding to on-call emergencies with your co-workers. Each on-call rotation earns a weekly on-call stipend, paid directly to you even if you’re not called to the property.

Specifically, our next Maintenance Supervisor:

• Lives within a 10-mile radius of Golden Arms Apartments located in Golden. 
• Brings basic apartment, home, facilities, hospitals, hotel, retail or commercial real estate maintenance skills
• Has a personal set of general tools, including a small cordless drill, 11-in-1 screwdriver, spring-loaded plyers, utility knife, channel locks, hacksaw, caulk gun, hammer, and tape measure
• Candidates are required to provide proof of a valid Driver’s License in good standing, proof of current auto insurance, and a reliable vehicle for consideration of hire.
• Pre-employment Drug Screening : As part of our hiring process, we may require pre-employment drug testing. This is to ensure a safe and drug-free work environment for all employees. The drug test may involve screening for commonly abused substances, including but not limited to cocaine, amphetamines, opioids, and alcohol.
